What homes sell for in FY8

Homes in FY8 sold for a typical £255,000 in the 12 months to June 2026, 2% up on the year before. Half of all sales were between £178,750 and £349,625. That is 50% above the typical price across FY (Blackpool), £170,000. It is the 1st most expensive of 8 districts in FY.

Type Share of sales Typical price
Detached 29% (233 sales) £365,000
Semi-detached 29% (237 sales) £255,000
Terraced 16% (127 sales) £215,000
Flats 26% (212 sales) £150,000

Detached homes made up the biggest share of sales (29%). 70% of sales were leasehold and 4% were new build.

The typical price is the median: half the homes sold for more, half for less. It moves with the mix of homes that sold, so a change does not mean every home in FY8 is worth that much more or less. The figures for a single street can be very different, which is what the report for one home is for.

How we know

A home needs an energy certificate (EPC) before it can be sold or let. When more certificates are lodged in a sector than usual, more homes tend to come to market there in the months that follow. We count them every month for every postcode sector in England and rank each sector against the rest of its postcode area.

Updated: September 2026. Refreshed every month.

How accurate is this? Tested on Coventry (CV) and Birmingham (B) postcode sectors, May 2011 to Feb 2025: this call picked the busier sectors 55 times in 100 over the next six months, against 49 for assuming last year's trend carries on. A useful lean, not a certainty.

This is a view on how many homes come to market. It says nothing about where prices will go.
