Homes in NR16 sold for a typical £357,500 in the 12 months to June 2026, about the same as the year before. Half of all sales were between £275,000 and £480,000. That is 32% above the typical price across NR (Norwich), £270,000. It is the 3rd most expensive of 34 districts in NR.

Type Share of sales Typical price
Detached 64% (106 sales) £441,000
Semi-detached 23% (38 sales) £308,750
Terraced 13% (21 sales) £216,500

Detached homes made up the biggest share of sales (64%). 1% of sales were leasehold and 5% were new build.

The typical price is the median: half the homes sold for more, half for less. It moves with the mix of homes that sold, so a change does not mean every home in NR16 is worth that much more or less. The figures for a single street can be very different, which is what the report for one home is for.

How we know

A home needs an energy certificate (EPC) before it can be sold or let. When more certificates are lodged in a sector than usual, more homes tend to come to market there in the months that follow. We count them every month for every postcode sector in England and rank each sector against the rest of its postcode area.

Updated: September 2026. Refreshed every month.

How accurate is this? Tested on Coventry (CV) and Birmingham (B) postcode sectors, May 2011 to Feb 2025: this call picked the busier sectors 55 times in 100 over the next six months, against 49 for assuming last year's trend carries on. A useful lean, not a certainty.

This is a view on how many homes come to market. It says nothing about where prices will go.
