How we work

A process you can hold us to

Buyer-only representation, stated plainly: Salet acts exclusively for you. No listings, no seller mandates, no referral payments. Here is the journey, end to end.

Before anything

The discovery call

Thirty minutes, free, no obligation. Your situation, your brief and your timeline. We tell you honestly whether Salet is the right fit, and we expect you to judge us the same way. If we are not right for you, we say so on the call.

The proposal and engagement

A written proposal: scope, fee structure, timeline, what we do and what you do. The fee model is simple. An engagement retainer opens the search and is deducted in full from a success fee agreed now and payable only at exchange of contracts.

The search

The written brief

Your requirements become a signed-off document: purpose, areas, budget, constraints, deal-breakers. Every candidate is judged against it, which keeps everyone honest, including us.

Area strategy and search

Street-level area analysis, then a whole-of-market search: portals, agent relationships, pre-market and off-market. You see contenders, not noise.

Analysis before enthusiasm

Every shortlisted property gets a dossier before a viewing is booked: comparable sales, fair-value view, condition and title flags, realistic running costs.

Viewings that tell the truth

Attended in person, with you or for you. Remote clients receive full walk-through video with commentary, faults included. We are paid by you, so we report to you.

The purchase

Negotiation

Offer strategy built on evidence, delivered by your sole representative. We keep negotiating through the survey and legal findings, which is where most buyers quietly lose money.

Progression

Solicitors, surveyors, brokers and agents chased weekly. One progress note keeps you current. Problems reach you early, framed with options rather than panic.

Exchange and completion

Exchange makes it binding; the success fee falls due. We then run completion: funds confirmed, keys collected, utilities live, documents assembled into your completion pack.

Beyond the keys

The relationship continues

Management oversight, vacant property care and, in time, a managed sale. Each is optional and each is being introduced as our first clients complete. The point stands: the person who helped you buy stays accountable for what you bought.

The self-funding point

Buyers who negotiate through a disciplined representative tend to buy better than buyers negotiating alone against a professional. In many engagements the negotiated difference is larger than the fee. We make no promise about your particular purchase, but we will happily walk through the logic, with numbers, on the discovery call.
