What happens, step by step

The brief

A structured conversation that becomes a written brief: purpose, areas, budget, constraints, timeline, and the things you will not compromise on. We do not search until the brief is signed off by you.

Area strategy

Street-level shortlisting of where to buy, with evidence: prices, rental context where relevant, transport, schools, and how each area has actually behaved rather than how it is marketed.

Whole-of-market search

Portals are the surface. We work agent relationships for pre-market and off-market homes, and screen everything against the brief before it reaches you.

Analysis and shortlist

Every serious candidate gets a dossier: comparable sales, condition flags, leasehold and title checks to instruct on, realistic running costs, and a fair-value view.

Viewings

Attended in person, on your behalf or alongside you, with honest reports. For remote clients, full walk-through video with commentary, including the faults.

Negotiation

Offer strategy built on evidence. We negotiate as your sole representative and keep negotiating through survey results and solicitor findings.

To exchange

Momentum management: solicitors chased weekly, questions translated into plain English, problems surfaced early. The engagement completes at exchange of contracts.
