01 · An address in, the evidence out

Buyer Intelligence Report

What recent sold prices support as a range, the comparable sales behind it, the stamp duty on both bases, the official energy certificate, what it lets for locally, and the area: planning applications, flood risk, crime by offence, named schools and licensed shared housing nearby.

Every figure is a range. Every block states its source and the date it was pulled. Where a source returns nothing, the report says so rather than leaving it out.

Stamp duty at both ends of the range, as your only home and as an additional dwelling
Like-for-like sales: the true peers by type and size, as a cross-check
Rent led by actual lettings near the address, not a whole-city average

Legal Pack Review

Upload an auction pack, a lease, a management pack or a TA6. We work through a named risk checklist and report what the documents say, with the document and the page behind every finding, graded by whether it changes the price, needs an answer before exchange, or is simply worth knowing.

The part most reviews skip is the part that costs money: what the pack leaves out. Missing searches, absent service charge accounts and unanswered title questions are reported as gaps, each with the question to put to the solicitor or the auctioneer.

Special conditions read clause by clause, because that is where costs move to the buyer
Ground rent, lease term, service charge arrears and s20 notices, quoted with their figures
Tenancies, covenants, searches and the full fee stack on top of the hammer price

What these reports do not do

They report evidence. They do not tell you what to offer, what to bid, or whether to buy. A legal pack review states what the documents say and is not legal advice: a solicitor must review the pack before exchange. A survey and your own viewing complete the picture on any property.
